Caffeine Cove | Retail Tenant Improvement
Caffeine Cove was conceived as an architectural pause point—a 'cove' of calm within the bustling urban fabric. For this Tenant Improvement, Razi Architects transformed a raw commercial shell into an intimate hospitality venue that balances high-volume service with a slow-living aesthetic.
Operational Design: The floor plan was driven by the 'Barista Triangle'—optimizing the distance between the Point of Sale (POS), the espresso machine, and the pickup counter to maximize throughput during morning peaks. We coordinated complex MEP (Mechanical, Electrical, Plumbing) requirements, including under-slab drainage and high-voltage equipment, to ensure the 'back-of-house' utility never intruded on the 'front-of-house' experience.
Materiality & Atmosphere: To achieve the 'Cove' concept, we utilized a palette of natural oak, curved plaster forms, and warm ambient lighting. These soft textures serve a functional purpose as well: acting as acoustic absorption to dampen the noise of grinders and espresso machines, allowing for quiet conversation.
